Hotel & Resort Management Software for the Turkish Riviera
From Antalya's resorts to Bodrum's boutique hotels and Fethiye's villas — one dashboard built for Turkey's seasonal coastline.
Why this market needs software built for it
The Turkish Riviera — Antalya's resort belt, Bodrum's boutique-and-marina scene, Marmaris and Fethiye's yacht-and-villa coast, Kaş's diving hideaways, Çeşme and Alaçatı's Aegean beach towns, Kuşadası's cruise-ship traffic — is Turkey's tourism engine and its most seasonally concentrated market. Roughly 80% of annual revenue lands in the five months between May and October; controlling cost through the off-season matters just as much as capturing the peak.
HotelPilot gives operators along this coast the infrastructure to manage that seasonal wave: seasonal pricing rules, all-inclusive package tracking, multilingual messaging, tour-operator allotment management, and a winter mode that pauses billing entirely from November to March — reactivated with one click when the season starts.
The defining operational trait of this coast is multi-language, multi-package complexity. A single resort in Lara or Bodrum can host Russian, German and British guests in the same week, each needing messages in their own language and each holding a different package (room-only, half-board, all-inclusive, transfer, spa) that has to be tracked separately for reporting to be accurate. HotelPilot brings all of that into one dashboard.
The operational challenges you're up against
Seasonal capacity and pricing pressure
May-October occupancy runs 90%+; November-March is quiet. Sell at one flat annual rate and you lose money on peak days and sit on empty nights off-season. An automatic seasonal pricing engine isn't optional here — it's the baseline.
A genuinely multilingual guest base
Russian, German, British and Dutch guests can all be checked in during the same week. A Turkish/English/Russian/German interface, matching email templates, KVKK/GDPR compliance and government guest-ID reporting all have to work together.
All-inclusive and add-on tracking
Breakfast, transfer, spa, golf packages, extra beds — each has to be tracked as its own line item. Track it by hand and packages get miscategorized; reports stop matching reality.
Tour operator allotments
Blocks of rooms are set aside for operators like TUI, Anex, Coral or Jet2 at the start of the season. Keeping the right count visible on the right channels — and pulling back a last-minute-released block from other channels — takes real tracking.
High-volume group arrivals
A 200-guest group landing at Antalya airport on a Monday morning is routine in season. Without bulk operations, the front desk backs up for hours.
Modules built for this market
One dashboard, one account, enterprise capability with boutique simplicity.
Seasonal pricing rules
May-September peak, March-April and October shoulder, November-February off-season. A different rate for each, weekday/weekend splits, manual overrides for events — configure once a year.
Add-ons and package management
Half-board, all-inclusive, transfer, spa and golf packages — add each as its own line item on a reservation, see it categorized in reports, track commission.
Winter mode
A Premium feature: the software goes dormant and billing pauses during the closed season; one click brings it back for the next one. Data is preserved throughout.
Multi-user, role-based access
Front desk, F&B, housekeeping, night manager, finance — everyone sees only what they need. 10 users on Standard, 25 on Premium, unlimited on Enterprise.
Multilingual message templates (Standard+)
Booking confirmation, check-in instructions, transfer reminders, thank-you notes — in Turkish, English, German and Russian, sent automatically in each guest's language.
Bulk operations
Check in 50+ guests from a group arrival in one click; bulk room assignment; bulk messaging. Front-desk queues shrink to minutes.
How to get started, step by step
- 1
Sign up and add your property
5 minRegister, add your property card (Antalya resort, Bodrum boutique hotel, Fethiye villa), enter room types and capacity.
- 2
Set your seasonal pricing rules
10 minRates → new rule → May-September peak rate, November-March off-season discount. Add the weekend differential too.
- 3
Define your packages
5 minAdd all-inclusive, half-board and transfer packages as individual line items. Configure pricing and commission.
- 4
Connect your OTA channels
10 minBooking.com, TUI iCal, Anex CSV import — every channel lands in one dashboard.
As an 80-room resort in Lara, sending guest messages in 4 languages used to be a real headache. With HotelPilot's templates we set it up once at the start of the season — now every guest gets a message in their own language automatically.
Details
Is Premium enough for a 100+ room resort?+
Premium supports up to 100 rooms; beyond that we recommend Enterprise (custom pricing), which includes a dedicated account manager, an SLA, an on-prem option and custom integrations.
How do I manage tour operator allotments?+
Mark the block reserved for an operator on the calendar (Property → Block) and generate a separate iCal feed for it. Operators update changes via CSV import.
Is my data preserved during winter mode?+
Yes. The software just goes dormant — data stays exactly as it was, and switching back on at the start of the season is instant. No billing during the paused months.
Is there a Russian message template?+
Yes — Turkish, English, Russian and German templates are ready out of the box from the Standard plan, and you can create your own on top.
How do I report all-inclusive costs?+
The add-ons module tracks every package as its own line item; the monthly report breaks revenue and cost down by category.
Is there a Booking.com Connect integration?+
Real-time sync via the Booking.com Channel Manager API on Premium. Standard includes iCal sync, which covers most properties.
